PROCESS OVERVIEW

CONCEPT DESIGN

1. Discovery Call – An initial meeting to get to know you better and learn more about the project.  Photos and general information about the project are discussed during this time. Based on this information a scope of work and design estimate is provided for review. Once the estimate is accepted, an on-site measurement & consultation will be scheduled.
2. On-Site Measurement and Consultation – During this visit, we will conduct an on-site measurement and walkthrough of the space with you to discuss any design elements to be incorporated.  At this time we will also gather more information on the project such as your budget, style, needs & inspirations. 
3. Design Concept & Layout Proposals – At this stage of the process, a preliminary set of design concept and layout proposal options will be presented to you for consideration.
4. Preliminary Feasibility Assessment – Once approved, the design concept & layout proposal is presented to General contractors and any relevant trades to determine feasibility and preliminary renovation cost.

5. Final Concept Design & Modeling – Upon client finalizing and selecting a General contractor for the project, the final concept design and 3D modelling of the space is created and presented.
6. Materials & Finishing Selections – All construction material and finishes are selected at this time and presented to the client. (NOTE: obtaining quotations from vendors, ie. custom millwork cabinetry, custom countertop, shower, mirror etc. are not included in this phase.  It is part of the project management phase)
7. Sample Board Presentation – A meeting will be scheduled to present a sample board of the materials and finishes that will be used during the construction.
8. Workcopy Construction Drawings – Workcopy construction drawings such as elevation, electrical lighting plan, millwork/fabrication specifications are created and provided to the general contractor to begin renovation work.

9. Execution – Demolition & Construction  – Renovation oversight and site visits will take place during critical stages.
10. Design Plan Verification & Modification – Once demolition has been completed, an assessment is made to verify the design plans and make any adjustments necessary.
11. Sourcing & Procurement – We will help clients with sourcing all materials required for the renovation at this time.  For materials and finishings that require longer lead time these items may be sourced prior to demolition & construction.
12. Pre-delivery Walkthrough and Completion – A final walkthrough inspection with you to identify any parts that needs extra attention before project completion.
*Note:  Project Management activities vary depending on scope of work between the general contractor for the renovation.

Our timelines vary depending on the number of rooms or spaces involved in the project. For example, designing a standard bathroom typically takes around 1-2 months, while an entire floor can take approximately 3-6 months, from initial on-site measurements to final construction drawings.

Yes, while we strongly recommend our preferred general contractors for their trusted workmanship and the strong working relationship we’ve developed, we’re also open to building new relationships.

Yes, we can certainly provide design services only. However, please note that all designs are created based on existing structures. Any assistance or design changes required during the execution phase will be subject to our standard rate of $150/hr and will depend on our availability at that time. As such, we would recommend including our project management services.

Our design services include spatial planning for each room or space, including recommended dimensions or furniture and layout configurations. However, selecting specific furniture or decor items is not included and would be offered as a separate service.

Given the complexity involved, it’s challenging to provide a flat fee, as each project may require varying levels of time and coordination. 

Yes, absolutely! As a small design firm, our schedule fills up quickly. We typically book clients 4-6 months in advance, so we recommend reaching out as early as possible.
