PROCESS OVERVIEW

CONCEPT DESIGN

1. Discovery Call – An initial meeting to get to know you better and learn more about the project.  Photos and general information about the project are discussed during this time. Based on this information a scope of work and design estimate is provided for review. Once the estimate is accepted, an on-site measurement & consultation will be scheduled.
2. On-Site Measurement and Consultation – During this visit, we will conduct an on-site measurement and walkthrough of the space with you to discuss any design elements to be incorporated.  At this time we will also gather more information on the project such as your budget, style, needs & inspirations.
3. Design Concept & Layout Proposals – At this stage of the process, a preliminary set of design concept and layout proposal options will be presented to you for consideration.
4. Preliminary Feasibility Assessment – Once approved, the design concept & layout proposal is presented to General contractors and any relevant trades to determine feasibility and preliminary renovation cost.

FAQ

I ONLY NEED DESIGN SERVICES, IS THIS POSSIBLE?

Yes, we can certainly just provide our design service for your renovation project.  Please keep in mind,  our initial designs are based on pre-demolition of the room/space.  Any modifications required during the renovation is not included as that is part of our project management services. If you need assistance with changes to the design after demolition our standard service fee is $150/hr.  We will make our best effort to assist but please also note since we cannot control the renovation timelines this service is based on our availability during that time.

CAN I USE MY OWN CONTRACTORS?

We highly recommend using our preferred contractors, as we have a strong working relationship with them and are confident in their quality of work and standards. However, we are also open to collaborating with new contractors and building new partnerships.

HOW LONG DOES THE DESIGN PROCESS TAKE?

Depending on the number of rooms/spaces, the entire design process from site measurements to final constructions drawings take around 1-6 months.

For example, a single bathroom would take 1-2 months and a full floor renovation around 3-6 months.

DOES YOUR DESIGN SERVICE INCLUDE INTERIOR DECORATING?

Our design services for renovation projects include spatial planning for rooms/spaces with recommended furniture dimensions but does not include selection of furniture.  This service is provided separately.

WHY DO YOU CHARGE HOURLY RATE FOR FULL FLOOR RENOVATION PROJECTS?

Given the complexity of renovating an entire floor it is very difficult for us to provide a flat fee service for our time spent to manage the project.

ARE YOU TAKING ON NEW CLIENTS?

Yes, we are always taking on new clients.  Please note we are usually booking 4-6 months in advance so we recommend reaching out as early as possible.
